Question 1 of 5 0% Complete

What’s the Average Roof Replacement Cost in 2025?

When budgeting for a new roof, the first thing most homeowners want to know is: How much is this going to cost me? The answer, unfortunately, is that it depends primarily on the size of your home and the type of material you choose.

Material TypeStyle/Sub-typeEstimated Cost RangeCost Per Square Foot
Asphalt Shingles3-tab$7,000 – $12,000$3.50 – $6.00
Architectural$12,000 – $20,000$6.00 – $10.00
Metal RoofingSteel Panels$12,000 – $24,000$5.00 – $16.00
Standing Seam$13,500 – $40,000Varies by design complexity
Tile RoofingClay or Concrete$10,500 – $62,500$7.00 – $25.00
Slate RoofingNatural or Composite$20,000 – $70,000$10.00 – $30.00

Let’s break it down using a common benchmark: a 2,000-square-foot roof.

Asphalt Shingles

Asphalt remains the most popular roofing material in the U.S., and for good reason. It’s affordable, effective, and available in many colors and styles.

  • 3-tab shingles: These are your basic, flat asphalt shingles that we’re once very common but not so much anymore. They’re typically the least expensive option, running $7,000–$12,000 for a 2,000 sq. ft. home.
  • Architectural shingles: Thicker, more dimensional, and longer-lasting than 3-tab, architectural shingles cost $12,000–$20,000 and add a more upscale look to your roof and better durability over time.

Metal Roofing

Metal roofs are gaining popularity due to their impressive durability and energy efficiency. Though the upfront cost is higher, they often last 40–70 years, more than twice the lifespan of asphalt.

  • Steel panels: A straightforward metal option, averaging $12,000–$24,000.
  • Standing seam metal: These sleek, vertical-panel systems are prized for longevity and aesthetics, but come at a premium: $13,500–$40,000.

Tile Roofing

Tile roofs—clay or concrete—offer a distinct style, especially for Spanish or Mediterranean-style homes. But they’re also heavier and more expensive.

  • Expect to pay between $10,500 and $62,500, depending on the quality of the tiles and complexity of the project.

Slate Roofing

Slate is the gold standard for beauty and durability. A natural stone roof can last over a century, but comes with the highest price tag.

  • Costs range from $20,000 to $70,000, and installation requires a highly skilled contractor (like the experts at Lednor).

Keep in mind: These estimates include materials and basic labor but don’t account for structural repairs, permit fees, or enhancements like upgraded ventilation or gutter protection.

What Exactly Is Included in a Roofing Estimate?

You might be thinking, “What exactly am I paying for?” That’s a great question, and one we get all the time.

A comprehensive roofing quote should go far beyond just shingle costs. At Lednor, our estimates include:

Labor and Materials

This is the core of any roofing project. Labor includes the physical installation of shingles, but also prepping the job site, managing debris, and ensuring compliance with local codes. Materials cover the shingles themselves, but also essentials like nails, fasteners, and roof decking replacements if needed.

Underlayment and Waterproofing

Beneath the visible shingles lies a critical layer of protection—usually a synthetic or felt underlayment that guards against water intrusion. This layer is often overlooked by less experienced contractors, but not by us.

Ventilation

Proper roof ventilation helps regulate attic temperatures, reduces moisture buildup, and extends the life of your roofing system. Without it, heat and humidity can cause shingle damage, mold growth, and higher energy bills. It’s a small detail that plays a big role in overall roof performance.

Tear-Off and Disposal

Removing your old roof is a big job. We safely strip away existing layers, inspect the wood decking, and haul away all the debris—something that’s often not itemized in less transparent estimates.

Flashing and Drip Edge

These are all small components with big consequences. These materials direct water away from vulnerable areas like chimneys, skylights, and roof edges. Done improperly, they can lead to major leaks down the line.

Lednor Tip: Always ask your contractor if these components are included in the quote. If they’re vague or evasive, that’s a red flag.

The Hidden Costs Most Homeowners Don’t See Coming

Even the most straightforward roofing job can include surprises. While we do everything we can to anticipate them during your inspection, some things just aren’t visible until the old shingles come off.

Decking Repairs

If your plywood sheathing (the layer under the shingles) has water damage, rot, or mold, it must be replaced. This adds cost—usually $75–$125 per sheet—but it’s essential for your roof’s long-term performance.

Permits and Inspections

Some municipalities often require roofing permits, which can cost $100 to $500, depending on your location. Inspections may also be mandated before, during, or after the job. Check with your local city government.

Storm Damage and Emergency Fees

If you’re dealing with recent storm damage and need a fast turnaround, you might see higher costs for expedited labor or materials. We work with insurance companies to help keep these costs under control.

Good to know: At Lednor, we’ll never proceed with hidden charges without your full understanding and approval. Transparency is part of our promise.

Roof Repair vs. Replacement: Which One Is Right for You?

Not every damaged roof needs a full replacement. Sometimes, targeted repairs can extend your roof’s life by a few years. So, how do you know which route to take?

Choose Repair When:Choose Replacement When:
Only a small area (less than 10%) is damaged.Your roof is over 20 years old.
The roof is under 15 years old. You’ve had multiple repairs in recent years.
You’re not planning to stay in the home long-term.There are signs of widespread wear, like curling shingles or sagging areas.

Consider Long-Term Value

Yes, replacement is a bigger upfront cost. But when you factor in reduced maintenance, improved energy efficiency, and increased home value, it often pays off within a few years. Plus, it comes with better warranties and peace of mind.

Paying For Your Roof: Making the Numbers Work For You

A new roof is a major investment but it doesn’t have to derail your finances. At Lednor Home Solutions, we offer and recommend several flexible payment options to help homeowners get the protection they need, without the stress. Why do we promote this so heavily? Because as homeowners ourselves, we understand that unexpected expenses can arise over the course of owning a home. That’s why we encourage locking in a manageable monthly payment with no prepayment penalties so your not putting out a significant sum of money that may be needed for some other project or repair/replacement that might might arise unexpectedly.  All of our easy pay options come with no prepayment penalties, giving you the peace of mind of using someone else’s money while keeping your monthly payments low.

Home Equity Loans or Lines of Credit

These allow you to borrow against the equity in your home, typically at a lower interest rate. They’re great for large projects, but they do require good credit and some paperwork.

Personal Loans

These loans are generally quick and easy to apply for, with flexible repayment terms. They’re ideal if you don’t want to tap into home equity.

Lednor’s Easy Pay Options – 0% Interest or Low Monthly Payment Options

We offer contractor-led financing plans with approved credit, including zero-interest or deferred payment options that let you start your project now and pay later. Our team will walk you through your choices and help you find the right fit.

Frequently Asked Questions

How do I know if I need a new roof?

If your roof is over 20 years old, has missing or curled shingles, visible sagging, or you’re noticing frequent leaks, it might be time for a replacement. A professional roof inspection can identify whether repairs will suffice or if a full roof replacement is the better long-term solution.

How long does a roof replacement take?

Most roof replacements take one to three days, depending on the size of your home, the type of materials used, and weather conditions. At Lednor Home Solutions, we work efficiently to ensure minimal disruption while delivering top-quality workmanship.

What kind of roofing materials are best for my home?

The best roofing material depends on your budget, climate, and aesthetic preferences. Asphalt shingles are cost-effective and popular, while metal roofs offer durability and energy efficiency. Our experts can help you choose the right option for your needs and home style.

Can I stay in my home while the roof is being replaced?

Yes. Most homeowners remain in their homes during a roof replacement. While there will be some noise and activity, our team takes care to minimize disruption and keep your property safe throughout the project.

How do I choose the right roofing contractor?

Look for licensed, insured, and well-reviewed professionals with proven experience and strong warranties. Lednor Home Solutions is an Owens Corning Platinum Preferred Contractor, meaning we meet the highest standards in the industry for quality and customer satisfaction.

What’s included in the roof replacement service?

A complete roof replacement typically includes tearing off the old roofing, inspecting the decking, installing underlayment and new shingles, adding or improving ventilation, flashing, and a full cleanup afterward. We handle everything from start to finish.

What happens if it rains during the roof replacement?

We closely monitor weather forecasts. If rain is expected, we protect your roof with tarps and only remove as much roofing as we can safely replace the same day. Your home stays protected throughout the process.

Will my landscaping or yard be protected during the process?

Yes. We use tarps and catchers to protect your landscaping and conduct a thorough cleanup, including magnetic sweeps to remove stray nails and debris. Your property will be left in great condition.

Are financing options available?

Yes. We offer flexible financing plans with approved credit to make your roof replacement more affordable. Our team can walk you through payment options that fit your budget.

What kind of warranty do you offer?

We provide Standard, Preferred, and Lifetime Platinum warranties through Owens Corning, along with a full workmanship labor warranty. This means your roof is protected against defects and installation issues for years to come.

Will my homeowner’s insurance cover the replacement?

If your roof was damaged by a covered event like hail, wind, or a fallen tree, your homeowner’s insurance may cover some or all of the costs. We can help assess the damage and assist you with the claims process if needed.

Can a new roof improve my home’s energy efficiency?

Yes. A properly installed roof with quality materials and adequate ventilation can help reduce heating and cooling costs by improving insulation and airflow. We offer energy-efficient roofing solutions designed to enhance comfort and savings.

How do I choose a roof color or style that fits my home?

We offer a wide range of shingles and roofing styles to complement your home’s architecture. Our design consultants can help you choose colors and textures that boost curb appeal and increase your home’s value.

Is there a way to preview what my new roof will look like?

Yes. We offer digital visualization tools that allow you to see different shingle colors and styles on your home before you commit. This helps you feel confident in your design choices.

Working with the team at Lednor was a pleasure, from Rich in sales to all follow-up. Our gutter installation was quick, and the new gutters and helmets look amazing. Very professional company!

I installed GH on the upper gutters in 2006 & have had the wonderful experience of no problems. I installed Leaf Filter on the lower gutters in 2010. Thru time, grit & leaves collect on the gutter screens & semi-annual cleaning is necessary so water doesn’t overrun the screens. I’m replacing LF w/ GH. GH is as advertised - maintenance-free!!

Lednor recently installed a rolling sun shade on my house. The entire process went very smoothly and I would recommend them and their product to anyone. The salesperson was very professional and was able to answer all my questions. The installers were likewise very good. The job was done in about 2-1/2 hours and they did a very good job cleaning up after themselves. The sunshade is wonderful. I can use my patio in the middle of the day now which I hadn't been able to do. I highly recommend them.

I am very satisfied with my gutter helmet installation. They were here when they said they would be. Work was timely completed and looks great. Installers were very nice and cleaned everything up. The house looks great. The best part - I do not have to clean them out.
